Agency websites that win listings, not just show them
Real estate website design in Albury built to bring in appraisal requests and landlords, working alongside the big portals rather than competing with them.
Why your agency website has a different job
Buyers and renters mostly search the big property portals. That is fine. Your listings feed there and that is where the eyeballs are. Trying to beat the portals for “house for sale Albury” is a battle few independent agencies can win.
Sellers and landlords behave differently. When someone in Lavington or Baranduda is thinking about selling, they look up agents by name. They read profiles, compare recent sales and want a feel for who they would be dealing with. That is where your own website does its best work.
So the real estate websites I build focus on two things. Winning appraisal requests from sellers and winning management enquiries from landlords. Listings still appear, usually pulled through from your CRM or portal feed, but they are not the whole story.
Sellers choose a person as much as an agency
Each agent should have a page of their own. A good photo, a short honest bio, the suburbs they cover, how long they have worked in the area and a direct phone number. Add their current listings and a contact form that goes straight to them.
These pages also rank well for people searching an agent’s name, which happens more than you might expect once a sign goes up on a street.
Written for people who know the area, not tourists
Suburb guides give Google a reason to show your agency for searches across the region. They also show sellers you know their patch. Keep them practical and avoid made up figures.
The two forms that matter most
An appraisal request form should be short. Address, name, phone, best time to call and if it is a sale or rental appraisal. Long forms scare people off. The button to reach it should appear on every page, especially agent profiles and suburb guides.
Property management deserves its own section. Landlords want to know your fees in general terms, how you handle inspections, maintenance and arrears plus how to switch agents. A page that answers those plainly with a simple enquiry form wins more rent rolls than a generic enquiry link.
On the Border, landlords and tenants deal with two sets of tenancy rules. NSW and Victoria handle bonds, notices and minimum standards differently. A short page that explains you manage on both sides with links to the relevant state authorities, helps landlords feel looked after.
Three channels for an independent agency
Each of these supports the others. None of them replace the portals.
For each office
Local searches for agents by suburb show the map pack first. Keep hours, photos and categories accurate for every office.
Profiles and guides
Agent pages, suburb guides and short appraisal forms that turn interest into a phone call.
Seller focused
Ads on searches like sell my house or property management work well when they land on a matching page. From $198 a month plus ad spend.
Quick wins that cost nothing
Use real estate agency as the primary category and add property management company if you do it. Each office with staff on site can have its own profile, so an Albury office and a Wodonga office should not share one.
Post recent sales and new listings as updates. Add team photos rather than stock houses. Fill in the business description with the suburbs and towns you cover on both sides of the river.
If you would like help with this on an ongoing basis, my SEO plans start at $279 a month and include Business Profile work.

An Albury real estate agency rarely wins against the big property portals for general buying searches, so it makes more sense to focus elsewhere. Target sellers and landlords with agent profiles, suburb guides and appraisal forms. Those searches are where an independent agency can stand out.

A property manager working in both NSW and Victoria benefits from explaining that on the website because the two states have different tenancy rules. One page can cover both, with a short summary for each side and links to the state authorities. Landlords appreciate knowing you handle the differences.
A good appraisal request form for an Albury agency asks only for the address, name, phone number, preferred contact time and sale or rental. Short forms get filled in far more often. Place the button on every agent page and suburb guide so it is always close by.
